Your Industrial Needs. Our Family's Expertise.

Own the building your business is already paying for.

A family brokerage team representing owners, tenants, owner-users, and investors in industrial land and buildings across Los Angeles County, the San Gabriel Valley, and the West Inland Empire.

We believe the single best thing a business can do is buy its own building. It turns your largest monthly expense into an asset your family keeps — long after the equipment is depreciated and the last invoice is collected.

A team of DAUM Commercial Real Estate Services — California's oldest commercial brokerage, established 1904.

Why owners call us

Most brokers have read about running an industrial business. Lui ran one for 26 years.

Before commercial real estate, Lui Salazar spent 26 years as the owner of an equipment company serving the printing industry. He met payroll, managed a facility, and walked hundreds of production floors across Southern California. He has sat on your side of the table.

That's why our conversations start with your operation, not the listing. Clear height, floor load, and power capacity aren't line items on a flyer to us — Lui spent a quarter century getting equipment through the door, onto the slab, and wired up. They're the difference between a facility that works for the next ten years and one you outgrow in three.

"Communication and full transparency — that's the whole job. Everything else is logistics."
  • Straight answers on value, even when it isn't what you hoped to hear
  • We'll tell you what your building is actually worth today — not what you're paying
  • A family team — you get all three of us, not a junior handoff
  • Free consultation. If you're a tenant, our representation costs you nothing

Why I left an industry I loved

The owners who bought their building retired well. The ones who leased didn't.

Lui Salazar, Salazar Commercial Real Estate
Lui Salazar Associate Vice President Salazar Commercial Real Estate
DAUM Commercial Real Estate Services

After 26 years, my beloved printing industry was changing and growing. In my later years my focus was liquidations and mergers — I was in the room when businesses ended.

And I noticed a trend.

When the owner also owned the property, the end of the business was a happy occasion. The building had become a valuable asset. It had created generational wealth. Their business had bought their building.

When the owner had leased for all those years, there was no real asset at the end. The equipment was depreciated. The accounts had some value, but nothing life-changing. And they were fighting to collect their receivables.

Some of them never got to choose the ending at all — their lease rate went up every year until they had to close.

Having your business buy your building is the best thing your business can do.

That is why I moved into commercial real estate. To help business owners purchase their first building, and then their next one.

And I did not make the move only for me. I made it for my family. Today I work on a team with my daughter and my son, I get to watch their careers grow, and before long we will be buying more buildings together — as a family. That is the whole point. It is what I want for yours.

I do not only preach it. I bought another building myself in 2025.

What we do

Industrial land and buildings. That's the whole list.

We don't chase office, retail, or multifamily. Narrow focus is why we know what a comparable building traded for last month and who's quietly in the market for 20,000 square feet.

01

Lease Renewals & Stay-vs-Move Analysis

Rents are down and concessions are up. If your lease expires within 12 months, we'll run the real numbers on staying vs. moving — free, before you sign anything.

02

Tenant Representation

Site selection, market surveys, and lease negotiation for growing operations. The landlord pays our commission — representation costs you nothing.

03

Landlord Representation

Positioning, pricing, and marketing your building to the tenant pool that will actually pay for it — then holding the line through negotiation.

04

Owner-User Sales & Acquisitions

Buying instead of renewing. We model the true cost of ownership — lease vs. own, side by side — so the decision is based on numbers.

05

Investor Representation

Industrial land, redevelopment sites, and stabilized investment product. We source, underwrite, and place 1031 exchange capital, and represent long-hold owners on disposition.

06

Free Market Analysis

A defensible read on your building's value — for estate planning, partnership buyouts, refinancing, or simply knowing where you stand. No cost, no obligation.

Industry specialty

The printing industry's preferred industrial broker.

For 26 years Lui owned an equipment company serving the printing industry — selling, installing, and supporting the presses and bindery equipment that go into these buildings. When printers, binderies, and packaging companies outgrow their space — or decide it's time to own — they call us, because we already speak the language of press footprints, three-phase power, ceiling height, and floor load.

He handles industrial land and buildings, investor and owner-user sales, leasing, and tenant representation, in English and Spanish.

The Brains

Alondra studies the industrial market the way other people study box scores — she knows what a building traded for, what it should trade for, and how to set expectations for a tenant or an owner before anyone gets attached to the wrong number. More than $20 million in industrial sales closed in her first two years. A second degree in technical and professional writing is why our marketing packages and lease abstracts are actually readable. If a number in this office is wrong, she has already found it.

Boots on the Ground

Jake spends his mornings door knocking — digging up opportunities building by building and listening for the pain points nobody puts in a listing: the dock that doesn't fit the truck, the power that won't run the new line, the landlord who stopped returning calls. That's where our off-market deals come from. If you own an industrial building in the San Gabriel Valley, there's a fair chance Jake has already been by. Possibly twice.

Unlisted

Private listings live on a separate page.

Pre-market properties, draft brochures, quiet listings, and BOVs are not published here. They sit on an unlisted page that is not linked from this website and is blocked from search engines. There is no menu item, no index, and no way to reach it by browsing.

The only way in is the direct link, which we send to you. Anyone you forward that link to can open it, so pass it along the way you would pass along the file itself.

Open Private Listings

Before publishing: rename private-listings.html to something no one would guess — for example p-8f3ka92mq7.html — and update the link above to match. A guessable filename is the one way this page leaks.

Looking for something that isn't listed? We track availabilities across Los Angeles County — including buildings that never hit the market. Tell us what you need.
